The GTA housing market is entering September with an unusual combination: cautious buyers, fewer listings and a world economy that continues to create uncertainty.
August numbers tell the story. GTA REALTORS® reported 5,057 sales, down 2.1% from a year ago, while new listings fell a much more significant 14.1% to 12,075. The average selling price was $993,410, down 2.7% year-over-year, and homes took an average of 35 days to sell, compared with 33 days last year.
But the most interesting number may be inventory. There are simply fewer homes coming onto the market. That means buyers who are ready to act may have less choice than they expect — particularly in desirable neighbourhoods and for homes that are distinctive, renovated or difficult to replace.
And there is plenty for buyers to be cautious about. The continuing Canada-U.S. trade dispute, new tariffs and the possibility of higher inflation and borrowing costs are creating economic uncertainty. Canada also lost 41,700 jobs in August, adding another layer of concern about the strength of the economy. TRREB itself identified trade uncertainty and the potential for higher inflation and borrowing costs as key reasons some households are holding back.
So what happens this fall?
Traditionally, September and October bring a fresh wave of sellers who waited through the summer to put their homes on the market. The question this year is whether that pattern will hold. Will homeowners decide that uncertainty is exactly why they should sell now — or will uncertainty make them decide to stay put?
If more sellers enter the market, buyers will finally have more choice. But if homeowners remain reluctant to make a move, we could see the opposite: fewer listings competing for buyers who are already prepared to purchase. That could create an interesting shift in the market.
The GTA may not need a dramatic surge in demand to see conditions improve. Sometimes it only takes fewer homes for sale. For buyers, this fall may therefore be less about waiting for the perfect market and more about recognizing the right property when it comes along. For sellers, the message is equally important: a market with fewer listings can make a well-positioned, properly priced home stand out.
The big question for September and October isn't simply “Will prices rise?”
It's “Will GTA homeowners finally open the door?”
