One Ghost Included: The Haunted History of a Toronto Home

Fri, 09 Oct 2026 15:24:04 GMT

Behind the doors of a historic downtown Toronto house lies a story of political rebellion, mysterious encounters and a ghostly legend that has endured for decades.

Imagine discovering that a home's inventory includes one rather unusual item: a ghost.

It sounds like the opening of a Halloween movie, but a story associated with one of Toronto's historic houses claims that those very words appeared on an inventory of its contents.

Welcome to Mackenzie House, a historic brick townhouse at 82 Bond Street in downtown Toronto. For decades, stories of unexplained footsteps, mysterious music and a frightening nighttime encounter have helped make this property one of the city's most intriguing haunted-house legends.

But long before the ghost stories, this house belonged to a man whose life was every bit as dramatic as the tales that followed.

A Home with a Revolutionary Past

Built in 1858, Mackenzie House became the final home of William Lyon Mackenzie, Toronto's first mayor and one of the most controversial political figures in early Canadian history.

Mackenzie was a journalist, newspaper publisher and outspoken advocate for political reform. His opposition to the colonial establishment eventually led him to play a leading role in the Upper Canada Rebellion of 1837. When the uprising failed, he fled to the United States, where he spent years in exile before eventually returning to Canada.

He spent his final years at the Bond Street residence, where he died in 1861.

It is easy to imagine the conversations that once filled these rooms. Politics, power, rebellion and the future of a young city were all part of Mackenzie's world. His publishing career also left a tangible connection to the house's history: an 1845 printing press associated with his work.

Today, Mackenzie House offers a glimpse into Toronto's 19th-century past, when the downtown streets looked very different and the city was still defining its identity.

But history isn't the only reason this house has captured the public imagination.

The House That Survived When Its Neighbours Disappeared

Mackenzie House has another remarkable story — one that has nothing to do with ghosts.

In 1936, the historic townhouse faced an uncertain future as the surrounding neighbourhood changed. The neighbouring row houses on Bond Street were demolished, but Mackenzie's former home survived.

There was a remarkable family connection to its preservation. William Lyon Mackenzie King's grandfather was the man who had lived in the house, and in 1936, Mackenzie King was serving as Canada's prime minister.

The house's survival became part of its legacy. Historical accounts describe how printing-press proprietor T. Wilbur Best purchased the property in 1936 to save it from destruction. Best subsequently helped establish the foundation responsible for preserving the site and developing it into a museum.

Imagine the transformation: neighbouring homes disappearing, the streetscape changing, and one modest brick townhouse remaining as a link to an earlier Toronto.

The house eventually opened as a museum in 1950 and was transferred to the City of Toronto in 1960.

Its survival offers a fascinating reminder that the buildings we take for granted today can easily be lost as cities grow and redevelop. Behind every preserved property is a story about the people who recognized its value and worked to protect it.

Perhaps Mackenzie House was destined to outlive its neighbours. Or perhaps it simply had a little help from people determined to keep its history alive.

Either way, its story was far from over.

The Visitor Who Wouldn't Leave

Some of the most unsettling stories associated with Mackenzie House concern its former caretakers.

One account, recounted in later media coverage, describes a caretaker named Mrs. Edmund who reportedly awoke during the night to find a mysterious woman leaning over her.

According to the story, the experience was frightening enough on its own. When the figure allegedly appeared again weeks later, the encounter took an even more disturbing turn: the woman was said to have slapped her before vanishing.

Was it a dream, a trick of the light or something the witness could not explain?

There is no independently verified evidence that a supernatural visitor was present. Nevertheless, the account became part of the house's enduring folklore, helping turn an otherwise unassuming townhouse into a destination for people fascinated by Toronto's ghost stories.

Music in an Empty Room

The reported encounters didn't end there.

Other stories describe footsteps on the stairs when no one could be found and piano music coming from rooms that appeared to be empty.

Then there is the printing press.

Given Mackenzie's life as a journalist and publisher, it is fitting that one of the house's most evocative legends involves the sound of a printing press supposedly operating by itself after hours.

Imagine walking through a quiet historic house late at night, hearing the rhythmic clatter of a machine that should be silent. In a building filled with reminders of a long-gone era, it is easy to see how such a story could capture the imagination.

Whether these accounts began with unexplained experiences, ordinary noises or stories that grew with each retelling, they have become part of the house's cultural identity.

And that brings us to perhaps the most memorable detail of all.

One Ghost on the Inventory

According to a story recounted by a Mackenzie House interpreter to Global News, an inventory associated with the property's transfer to the City of Toronto in 1960 included the words “One ghost.”

It is a wonderfully theatrical detail, almost too perfect for a haunted-house story. However, the anecdote should be understood as a reported account, rather than a verified entry in an independently examined original inventory.

The same account describes a church blessing intended to bring calm to the house.

Whether taken literally or as a piece of local folklore, the tale has helped ensure that Mackenzie House is remembered for more than its architecture and its famous former resident.

After all, how many Toronto properties can claim that their history includes a ghost on the inventory?

The Past Behind the Property

Today, Mackenzie House is part of Toronto's historic museum network. Its significance lies not only in its ghostly reputation but also in its connection to a turbulent period in the city's political history.

The historic portion of the house has been undergoing restoration, so visitors should consult the City of Toronto's official museum website before planning a visit.

The house is a reminder that properties are more than bricks, mortar and market value. They are witnesses to the lives lived inside them — to ambitions, arguments, family stories and moments that become part of a neighbourhood's collective memory.

That is part of what makes Toronto's older homes so fascinating. Behind an unassuming façade, there may be a remarkable former owner, a forgotten chapter of local history or a story that has travelled from one generation to the next.

At Mackenzie House, the documented history is compelling enough. The ghost stories simply add another layer of mystery.

And perhaps that is why the legend has endured. We may never know whether anyone truly heard that piano playing by itself or encountered a mysterious figure in the night. But the idea that a house might hold on to a little of its past is an irresistible one.

Would You Buy a Haunted House?

This Halloween, spare a thought for the homes around Toronto that have stood through generations of change. Some have been renovated beyond recognition; others have disappeared entirely. A fortunate few remain to tell their stories.

Mackenzie House has survived political upheaval, the demolition of its neighbours and decades of ghostly rumours. It stands as a reminder that every property has a history — although not every listing comes with quite such an unusual backstory.

So, if you were considering a beautiful historic home and learned that its inventory supposedly included one ghost, would you still make an offer?

Or would you be looking for another property before the viewing was over?

Happy Halloween from our real estate team!

Plan a visit

Curious to see the house for yourself? Mackenzie House is located at 82 Bond Street, Toronto. The historic portion has been undergoing restoration, so check the official City of Toronto Mackenzie House website for current opening information, visitor access and available activities' before heading over.

Historical note: This article draws on the City of Toronto's historical information about Mackenzie House and Global News' October 30, 2018 report about the property's haunted reputation. The accounts of apparitions, unexplained sounds and the “one ghost” inventory entry are reported legends and have not been independently verified as supernatural events. Historical details about the house's preservation are based on published accounts of its history.

GTA Real Estate: Waiting For The Fall Market

Wed, 09 Sep 2026 18:24:29 GMT

The GTA housing market is entering Fall with an unusual combination: cautious buyers, fewer listings and a world economy that continues to create uncertainty.

August numbers tell the story. GTA REALTORS® reported 5,057 sales, down 2.1% from a year ago, while new listings fell a much more significant 14.1% to 12,075. The average selling price was $993,410, down 2.7% year-over-year, and homes took an average of 35 days to sell, compared with 33 days last year.

But the most interesting number may be inventory. There are simply fewer homes coming onto the market. That means buyers who are ready to act may have less choice than they expect — particularly in desirable neighbourhoods and for homes that are distinctive, renovated or difficult to replace.

And there is plenty for buyers to be cautious about. The continuing Canada-U.S. trade dispute, new tariffs and the possibility of higher inflation and borrowing costs are creating economic uncertainty. Canada also lost 41,700 jobs in August, adding another layer of concern about the strength of the economy. TRREB itself identified trade uncertainty and the potential for higher inflation and borrowing costs as key reasons some households are holding back.

So what happens this fall?

Traditionally, September and October bring a fresh wave of sellers who waited through the summer to put their homes on the market. The question this year is whether that pattern will hold. Will homeowners decide that uncertainty is exactly why they should sell now — or will uncertainty make them decide to stay put?

If more sellers enter the market, buyers will finally have more choice. But if homeowners remain reluctant to make a move, we could see the opposite: fewer listings competing for buyers who are already prepared to purchase. That could create an interesting shift in the market.

The GTA may not need a dramatic surge in demand to see conditions improve. Sometimes it only takes fewer homes for sale. For buyers, this fall may therefore be less about waiting for the perfect market and more about recognizing the right property when it comes along. For sellers, the message is equally important: a market with fewer listings can make a well-positioned, properly priced home stand out.

The big question for September and October isn't simply “Will prices rise?”

It's “Will GTA homeowners finally open the door?”

TIFF: When Toronto Takes Centre Stage

Fri, 04 Sep 2026 17:41:40 GMT

There is something I love about September in Toronto.

The summer crowds begin to thin at the beach, the first hints of fall appear, and downtown gets ready for one of my favourite times of year:

TIFF.

The Toronto International Film Festival is back, and for nearly two weeks, the city takes centre stage on the international film calendar. And for someone who loves film, it is one of the best times to be in the city.

I’ve always loved film

I’ve had the thrill of attending the Venice Film Festival three times, as well as the New York Film Festival, and those experiences deepened my appreciation for what a film festival can be. There is something special about seeing a premiere film surrounded by people who are equally curious about it — wondering what we are about to see, discovering a filmmaker we may not know, and then talking about it afterwards. That's the magic of film festivals. But my love of film goes beyond the entertainment.

Film can educate us.

It can take us somewhere we have never been. Introduce us to another culture. Make us understand a period of history from a completely different perspective. Give us a glimpse into someone else's life. Challenge an opinion we didn't even realize we held. Sometimes a two-hour film can teach you more about a place, a person or a moment in history than a textbook ever could. And sometimes, of course, it can simply be a really great two hours. I'll take both.

TIFF takes over King Street

During the festival, King Street West becomes a fascinating collision of Toronto and Hollywood. There are red carpets, photographers, premieres, fans gathered outside theatres and the inevitable moment when someone says, “Was that…?” Yes. Probably. Or perhaps just someone who looks remarkably like them.

The restaurants are busy - from Yorkville to King Street and beyond. But during the festival, there is an extra buzz. Actors, directors, journalists, filmmakers and movie lovers are all sharing the same neighbourhood. You might be sitting at dinner and have no idea who is at the next table. And that's part of the fun.

The films are the real attraction For all the red carpets and celebrity sightings, it is the films that matter. TIFF has always been a place to discover something new — films from around the world, documentaries, emerging filmmakers and big premieres that generate conversation long after the festival ends. Some will be brilliant. Some will be thought-provoking. Some will leave you wondering why you just spent two hours of your life watching them. That, too, is part of the experience. You don't go to a festival expecting to love everything. You go to discover.

There is something about watching a film together. Streaming has made it wonderfully easy to watch almost anything, almost anytime. But sitting in a theatre is different. You hear the collective laughter. You feel the silence. You hear the applause at the end. And then comes the best part: walking out and talking about what you've just seen.

Was it brilliant? Was it terrible? Did you understand the ending? And, most importantly, what would you have done? Film gives us something to talk about — and sometimes something to think about long after the credits roll.

From Wasaga Beach to King Street

There is a lovely rhythm to this time of year. The birds are beginning their migration south. We begin ours in the opposite direction. They head south. We head back to the city. After a summer of long walks, beach days and watching nature prepare for its own seasonal transition, September brings us back to Toronto.

And what a city to come back to. Restaurants, theatre, galleries, concerts, friends — and TIFF. Toronto in September has an energy all its own.

A city that knows how to put on a show

That's perhaps what I love most about TIFF. It isn't trying to turn Toronto into Hollywood. Toronto doesn't need to pretend. We have our own film industry, our own culture, our own extraordinary restaurants and theatres — and a city full of people who genuinely love the arts. For a few weeks, the world comes to Toronto to celebrate film. And we get to enjoy the show.

The birds are heading south… We're heading downtown.

See you at TIFF.

How Will Failed Canada-U.S. Trade Talks Affect GTA Real Estate?

Tue, 25 Aug 2026 12:45:20 GMT

Just when the GTA housing market was beginning to show signs of finding its footing, we have another dose of economic uncertainty.

Canada-U.S. trade talks have collapsed. The United States has imposed an additional 50% tariff on approximately $20 billion of Canadian goods, while Canada has announced retaliatory measures. President Donald Trump has also threatened a 50% tariff on Canadian-made cars, trucks and auto parts beginning January 1, 2027.

So what does this mean for GTA real estate?

The short answer: probably more uncertainty before we see more certainty.

But that doesn't necessarily mean falling house prices.

The GTA market was already trying to find its footing

The latest TRREB numbers actually tell a more encouraging story than the headlines might suggest. In July, GTA home sales were down just 0.9% from a year earlier, while new listings fell a much more significant 17.8%.

That matters. It means the supply-demand equation is beginning to tighten.

The MLS Home Price Index was still down 4.6% year-over-year, with the average selling price at $1,003,956 — down 4.5%. But on a seasonally adjusted month-over-month basis, the benchmark price edged higher. In other words, the market wasn't booming, but it wasn't collapsing either.

TRREB said the market was tightening and that, if the trend continued, prices could begin to level out in the second half of the year… and then came the trade talks.

The biggest problem may be confidence

Real estate is enormously sensitive to confidence.

Buying a home is usually the biggest financial decision people make. When people are worried about their jobs, the economy, interest rates or what their business might look like six months from now, they tend to wait.

TRREB has already identified this issue. The board noted that many potential buyers were waiting for greater confidence in the economy and more clarity around tariffs, inflation and borrowing costs before making a purchase.

The collapse of negotiations adds another layer of uncertainty… and uncertainty tends to produce one very predictable behaviour:

Wait and see.

But there is an important distinction

This isn't necessarily the same thing as saying: “House prices are going to fall.”

The more immediate effect may be on transaction volume. A buyer who was thinking of purchasing in September might decide to wait until October. A seller who was planning to list might decide to hold off. An investor may postpone a purchase. A move-up buyer may decide to stay where they are for another year.

When enough people make those decisions simultaneously, the market becomes quieter. That can create the impression of a much weaker market even before prices actually move significantly.

What about construction costs?

This is where trade tensions could have a more direct effect on real estate.

Tariffs can increase the cost of materials, equipment and other inputs used in construction and renovation. The housing industry is already dealing with high development charges, municipal fees, financing costs and lengthy approval processes.

If tariffs add another layer of expense, new housing becomes even more expensive to build… and that creates an interesting contradiction. Canada desperately needs more housing. But making housing more expensive to build doesn't exactly help affordability.

The latest housing-start numbers already show some weakness. Canadian housing starts fell 4.9% in July from June, while Toronto starts were down approximately 10%. If trade uncertainty persists, developers may become even more cautious about starting projects that are already difficult to make financially viable.

And then there is employment

This may ultimately be the most important issue for GTA real estate.

Toronto is deeply connected to manufacturing, finance, transportation, construction and professional services. The automotive industry is particularly important to Ontario. Trump's latest threat of 50% tariffs on Canadian vehicles, trucks and parts is therefore much more significant to Ontario than tariffs on a relatively small category of consumer goods.

If companies begin cutting investment or employment, the housing market will feel it. Not necessarily through an immediate wave of forced sales — but through fewer people feeling comfortable making a major financial commitment.

There is, however, another side to the story

The GTA housing market has already gone through a significant adjustment.

Prices are lower than they were a few years ago, inventory has been elevated and buyers have had considerably more negotiating power. At the same time, July's numbers show that listings are beginning to shrink faster than sales. That could become important.

If potential sellers continue to hold back while buyers gradually return, the market could tighten quite quickly. If interest rates or borrowing costs become more favourable at the same time, pent-up demand could come back surprisingly fast.

We've seen this movie before. Toronto buyers can sit on the sidelines for months — and then suddenly decide that waiting isn't worth it.

So what should GTA buyers and sellers do?

We wouldn't make a real estate decision based solely on the failed trade talks.

For buyers, this could actually create opportunities. There is still choice in many segments of the market, and negotiating power hasn't disappeared. A buyer who is financially secure and intends to own for the longer term doesn't necessarily need to wait for the perfect economic forecast.

For sellers, pricing remains critical. This is not the market where you test an ambitious price simply because your neighbour sold for more two years ago. The homes that are properly priced, well presented and marketed effectively will continue to attract attention. If inventory continues to fall, sellers may gradually regain some leverage.

The bigger question is what happens next

The trade negotiations may eventually resume. Tariffs can be changed. Exemptions can be negotiated. Companies can adjust supply chains. Governments can introduce measures to support affected industries.

So today's headlines don't necessarily tell us where the GTA housing market will be six months from now. What they do tell us is that uncertainty is likely to remain a major factor in the market… and that may mean a slower fall than many had hoped for.

But there's an important distinction between a slow market and a falling market. Right now, the GTA appears to be moving toward a market where supply is tightening, prices are beginning to stabilize and buyers are still cautious. The failed trade talks could delay the return of confidence. They don't necessarily derail it.

Our take

We don't see the collapse of the trade talks as a reason to predict a GTA housing crash. We see it as another reason to expect a selective, uneven market in the months ahead.

The best properties will still sell. Buyers with financing and confidence will still buy. Sellers who understand where the market actually is — rather than where they wish it were — will still get deals done.

The wild card is confidence. If Canadians begin to feel that the trade uncertainty is manageable, the GTA housing market could finally start moving forward. If the dispute escalates into a prolonged economic shock, buyers may simply keep their wallets closed.

For GTA real estate, what people believe is going to happen can sometimes matter almost as much as what actually happens.

Magnolia Bakery: My Sweetest Weakness

Sat, 04 Jul 2026 14:47:05 GMT

I have a confession to make: I'm a chocoholic.

Dark chocolate, milk chocolate, chocolate cake, chocolate mousse, chocolate chip cookies — if chocolate is on the menu, it's usually my first choice.

Usually.

Then there's Magnolia Bakery.

With roots in New York City's West Village, Magnolia Bakery has become as much a part of the city's charm as yellow taxis and Central Park.

Every time I visit, I find myself standing in front of their beautiful display of cupcakes, surrounded by tempting chocolate options, and somehow I always choose the vanilla cupcake. Every single time.

There's just something magical about it. The cake is light, moist, and perfectly balanced with the icing. Not too sweet, not too heavy, and not piled so high that it overwhelms the cupcake itself. It's the perfect ratio of cake to frosting — a combination that many bakeries try to achieve but few truly master.

And then there are the colours.

Soft pinks, pale blues, cheerful yellows, delicate lavender swirls — the cupcakes look as beautiful as they taste. They bring out the child in me every time.

Of course, no visit to Magnolia Bakery would be complete without their famous Banana Pudding.

If you've never tried it, prepare yourself.

Layers of creamy vanilla pudding, fresh bananas, and vanilla wafers somehow come together to create something far greater than the sum of its parts. Rich without being heavy, sweet without being overpowering, it's one of those desserts that makes you understand immediately why people line up for it.

I always tell myself I'll just have a few spoonfuls.

I never do.

And here's some sweet news for Ontario dessert lovers: Magnolia Bakery is expected to be expanding into Ontario, with locations anticipated to be announced in the near future. A Toronto location is widely anticipated, although details have yet to be confirmed.

Stay tuned.

Humbertown Plaza has long been a neighbourhood staple—but with its ongoing evolution, additions like Landwer signal a shift toward more elevated, lifestyle-driven retail and dining.

For local residents, this means:

A stylish, sit-down café without heading downtown
A go-to brunch and meeting spot
A family-friendly restaurant that still feels upscale
And a social hub that brings people together

In short, it fills a gap the neighbourhood didn’t quite know it had.

More Than a Café

What sets Café Landwer apart is its ability to feel like more than just a place to eat. It’s designed for connection—whether that’s a quick coffee, a client meeting, or a long, relaxed meal with friends and family.

With its proven success across Toronto and a menu that appeals to just about everyone, its arrival at Humbertown Plaza feels less like a new opening—and more like a natural next step for the neighbourhood.

Final thought:
For Humber Valley–Edenbridge residents, this is the kind of addition that quietly elevates everyday living. Coffee dates, brunch plans, casual dinners—just got a lot more interesting.

Cloverdale Mall Condo Project Cancelled

Wed, 08 Oct 2025 15:39:00 GMT

Condo developers have cancelled the Cloverdale Mall project ‘The Clove’.

Pre-sales amounted to less then 10 per cent of total number of units.

Mattamy Homes and QuadReal Property Group confirmed the cancellation largely due to economic uncertainty along with rising construction costs.

The project was designed to transform Cloverdale Mall into a mixed-use community with housing, retail and open public spaces. The decision to cancel the first phase underscores the broader slowdown affecting Toronto’s once booming condo sector.

When Will Canada's Real Estate Markets Recover? 2025 Market Analysis

Tue, 29 Jul 2025 17:11:00 GMT

Canada's housing markets in Toronto, Calgary, and Vancouver are going through their biggest slowdown in over 10 years. After years of crazy growth followed by a sharp cooldown, buyers, sellers, and curious homeowner want to know one thing: when will things get better?

Here's what the 2025 data tells us: Canada's housing recovery will be slow and different in each city. Calgary will bounce back first, while Toronto and Vancouver will take longer. Three things need to happen for markets to improve: interest rates need to stay low, trade problems with the US need to be fixed, and we need the right balance of homes for sale.

First, how did we get here?

To understand today's market, we need to look at what caused this mess. Four main things happened at once to cool down the market:

Interest Rates Shot Up Really Fast

The Bank of Canada raised interest rates from almost 0% to 5% between March 2022 and July 2023. This made buying homes much more expensive. About 85% of people renewing their mortgages in 2025 got their original loans when rates were 1% or lower, so they're facing huge payment increases. Even though rates have come down to 2.75%, many people still can't afford to buy.

Government Rules Made It Harder to Buy

The government put in several new rules that reduced demand. They banned foreign buyers (extended to 2027), added big taxes for non-residents, and cut immigration targets from 500,000 to 395,000 new people per year. These policy changes removed many buyers from the market.

Trade Wars Made Everyone Nervous

Tariffs of 10-12% on Canadian exports have hurt the economy. Unemployment hit 6.9%—the highest since 2012. When people worry about losing their jobs, they don't buy houses. This uncertainty made potential buyers wait and see what happens.

Too Many Condos, Not Enough Buyers

Toronto has way too many condos for sale. There are 58 months worth of condos available—14 times more than in 2022. Over 2,800 condo projects were cancelled in 2024, but new ones keep getting built. Vancouver has similar problems with too much rental housing being built.

What's happening right now?

The numbers show just how much things have changed. These aren't small shifts—the entire market has flipped:

Toronto: Buyers in Control

Toronto's market now heavily favours buyers. There are more homes for sale than we've seen in over 10 years, and homes sit on the market for 42 days instead of just 30 days like last year. Only 31% of new listings sell quickly.

What's happening in Toronto (2025):

Average home price: $1.1 million (down 5.4% from last year)
Homes for sale: 27,386 properties (most since 1996)
Time to sell: 42 days (vs. 30 in 2024)
Quick sales: Only 31% of listings

Vancouver: Sales Hit Rock Bottom

Vancouver has over 17,000 homes for sale, but very few people are buying. June 2025 had the lowest sales in 25 years, showing that buyers are really hesitant even though homes are more affordable.

What's happening in Vancouver (2025):

Average home price: $1.17 million (down 2.8% from last year)
Homes for sale: 17,094 properties (up 25.7% from last year)
Sales: 25.8% below normal levels
Expensive homes ($4M+): 51% fewer sales than last year

Source: CREA Vancouver Statistics

Calgary: Still Doing Better Than the Rest

Calgary is different. While sales dropped 17% in May 2025, they're still 11% higher than normal, showing the market has strength. The city is moving from too few homes for sale to a more balanced market.

What's happening in Calgary (2025):

Average home price: $586,200 (down 3% but some areas up 3.7%)
Months of supply: 3+ months (used to be under 1 month)
Sales: 11% above normal levels
Population: Still growing as people move from Toronto and Vancouver

What's the sentiment about buying homes?

People's attitudes about buying homes have changed a lot. CMHC's 2025 survey of over 4,000 Canadians found that 79-82% of people still think buying a home is a good long-term investment. But most are worried about timing their purchase right.

On social media, the frustration is real. Reddit's r/canadahousing community has over 13,800 members who organize funny but pointed billboard campaigns with messages like "Can't Afford a Home? Have You Tried Finding Richer Parents?" This shows how fed up people are with high prices, even though conditions favor buyers right now.

Real estate experts notice that today's buyers are much smarter than before. About two-thirds make budgets before looking, and 70% keep money aside for unexpected costs. This is very different from the panic buying we saw in previous years.

What needs to happen for markets to improve?

Three big things need to happen before Canada's housing markets get better:

1. Interest Rates Need to Stay Low and Stable

Rates need to get to 2.25-2.75% and stay there. TD Economics research shows that "real estate responds faster to borrowing cost changes than almost anything else." But trade problems with the US make it hard for the Bank of Canada to cut rates more.

Royal LePage's Phil Soper says that "when the Bank of Canada reaches neutral rates—not slowing or speeding up the economy—investor confidence will jump." Most experts think this will happen by late 2025 or early 2026.

Right now, mortgage rates are 4.84-5.64% for 5-year fixed mortgages. That's down from peaks above 7% but still much higher than the near-zero rates that made buying easy before.

2. Trade Problems with the US Must Be Fixed

The trade war with America needs to end so businesses and people feel confident again. Tariffs of 10-12% have hurt Canada's economy badly, with TD Economics saying the economy will keep shrinking through mid-2025.

CMHC has three different predictions for housing recovery, all based on what happens with tariffs. Solving trade tensions is the difference between a small recovery and continued problems. People won't buy homes if they're worried about losing their jobs.

3. Too Many Homes in Some Places, Not Enough in Others

We need to fix the imbalance between cities with too many condos (Toronto/Vancouver) and places that need more affordable homes. CMHC says that "home construction will slow down" because investors are pulling back, but it should stay "above normal levels."

The rental market might help. As new rental buildings open, rental prices could drop, making it easier for renters to eventually buy homes. Calgary and Edmonton have been building the most homes in Canada, showing how cities can respond when they make it easier to build.

People moving between cities also matters. While fewer immigrants are coming to Canada, Calgary keeps attracting people from Toronto and Vancouver who want more affordable homes. This helps Calgary's market even as other cities slow down.

When will each city recover?

Different cities will bounce back at different speeds based on their unique situations. Keep in mind, this is just a prediction based on current data.

Calgary: First to Recover (2025-2026)

Calgary will likely recover first, and experts at PwC and CMHC call it a "top market to watch." Calgary has several advantages:

Strong job market in energy and tech
Much cheaper homes than Toronto/Vancouver
People keep moving there from expensive cities
Home prices still up 3.7% this year to $646,147 despite the slowdown

Calgary's market is moving from too few homes to a balanced market with 2.6 months of supply (up from under 1 month). This shows the market is getting healthier, not crashing.

Toronto: Longer Road Ahead (2026-2027)

Toronto faces bigger challenges that will take longer to fix:

Way too many condos: 58 months worth vs. only 4 months in 2022
Homes cost too much for most people
More homes for sale than in almost 30 years

RBC's Robert Hogue warns that "Toronto condo prices could drop more because there are so many for sale." Recovery depends on selling all these extra condos, which could take until 2027.

Vancouver: Mixed Signals (2025-2027)

Vancouver sits somewhere in the middle:

Fewer new homes being built than Toronto helps stability
But homes still cost too much for most buyers
BC's economy depends on trade, which is uncertain right now
June 2025 had the lowest sales in 25 years

Luxury homes ($4M+) saw 51% fewer sales than last year, showing expensive properties are really struggling.

What Experts Predict for All of Canada

CREA forecasts show:

2025: 469,503 home sales across Canada (down 3% from 2024)
2026: 499,081 sales (up 6.3% - recovery begins)
2027: Back to more normal market activity

CREA's economist Shaun Cathcart sums it up: "We went from expecting a strong rebound to basically treading water" because of trade uncertainty.

Are there any good investment opportunities right now? Is it a good time to buy?

Smart investors are finding chances to make money even in this slow market. PwC's 2025 report says "foreign investors with money will start buying Canadian real estate again, taking advantage of cheap prices."

Good investment options include:

Data centers and cold storage buildings as alternatives to regular real estate
Rental apartment buildings because more are being built
Canadian REITs expected to make 20-25% returns in 2025 after losing money for three years
Struggling development projects that well-funded investors can buy cheap

Industry experts say that construction companies are having a hard time, especially smaller ones without much money. This creates chances to buy projects cheap, but also means some new homes might not get built on time.

What should you consider?

If you're buying: This is the best time to buy in over 10 years, especially in Toronto and Vancouver. But timing still matters. Focus on good homes in strong neighborhoods and avoid buying just to speculate on price increases.

If you're selling: You need to price your home realistically and make it look great. Experts suggest that sellers should expect homes to sit on the market longer and be ready to negotiate on price.

If you're investing: There are good opportunities, but you need to be careful about which markets and types of properties you choose. Calgary offers the best mix of growth potential and lower risk, while Toronto and Vancouver might pay off more in the long run if you can wait.

The bottom line

Canada's housing markets are changing from the crazy speculation of recent years to more normal, steady activity. Recovery will take until 2027, with Calgary bouncing back first and Toronto/Vancouver following 12-18 months behind.

Here's what needs to happen:

Interest rates stay low around 2.25-2.75%
Trade problems with the US get fixed so people feel confident about their jobs
Cities get the right balance of homes for sale vs. demand

While things are uncertain right now, these conditions also create the best buying opportunities in years for people with steady jobs and good down payments. As mortgage experts say, "it's not a bad time to look for a home" in the right markets if you qualify.

The next 18 months will show whether Canada gets the gradual recovery experts expect or faces more problems. Cities that fix their biggest challenges first—especially Calgary, will lead Canada's housing recovery into 2026 and beyond.

What Happens When a Home Sits Too Long

Sat, 17 May 2025 21:02:31 GMT

Title: What Happens When a Home Sits Too Long?

If your home has been sitting on the market longer than expected with little interest or activity, you’re not alone — and you’re not out of options. One of the most common reasons a home doesn’t sell quickly? Pricing.

In Today’s Market, Price Matters More Than Ever

Buyers today are savvy. With access to market data at their fingertips, they’re keeping a close eye on value. When a listing lingers without much movement, it naturally raises a red flag. People start to wonder: What’s wrong with the home? Why hasn’t it sold?

Even if your property checks all the boxes — great condition, desirable neighborhood, beautiful photos — an overpriced home can cause buyers to scroll right past it.

The Power of a Strategic Price Adjustment

Here’s the good news: a smart price correction can breathe new life into your listing. It signals to buyers that you’re serious and realistic, and it often attracts a fresh wave of interest — especially from buyers who may have overlooked it the first time.

In many cases, even a modest price reduction can reset the clock on your listing, bringing renewed attention and showing up in search alerts again.

Ready to Rethink Your Strategy? Real estate isn’t one-size-fits-all, and the right pricing strategy depends on your home, your timeline, and your local market. If you’re thinking about your next move or wondering whether it’s time to adjust your list price, let’s chat. Together, we’ll come up with a game plan to get you back on track — and one step closer to that sold sign.

How Smart Home Features Can Elevate Your Property’s Value

Tue, 28 Jan 2025 20:35:27 GMT

In today's rapidly evolving real estate market, homeowners and potential buyers are constantly looking for ways to enhance property value. One of the emerging trends is the integration of smart home technology. But do these modern upgrades actually boost your home’s resale value? The answer is a resounding yes, though with certain nuances worth considering.

The Value of Smart Home Upgrades

Recent studies, including insights from the National Association of Realtors (NAR), suggest that smart home features can potentially increase a home's resale value by up to 5%. This is particularly evident in markets where tech-savvy buyers are prevalent. Smart thermostats, security systems, and eco-friendly lighting are among the features that not only appeal to the convenience factor but also to energy efficiency, which is increasingly on buyers' radar.

ROI of Smart Technologies vs. Traditional Renovations

While traditional renovations such as updating kitchens and bathrooms still hold significant value, smart technology enhancements are carving out their own niche. The return on investment (ROI) for smart upgrades can be substantial, but it isn’t as predictable as more conventional home improvements. Factors influencing the ROI include the type of technology installed, the integration within the home, and the market’s familiarity and comfort with smart home capabilities.

Considerations for Sellers

If you’re considering selling your home and have invested in smart technologies, it's essential to distinguish between removable and fixed smart features. Removable items like smart TVs and portable appliances can travel with you to your next home. However, built-in components such as smart ovens and integrated refrigerators are typically considered fixtures of the home. Removing these could necessitate replacement, which might affect the home’s market readiness and appeal.

For homeowners contemplating smart upgrades, careful planning is crucial. It’s important to assess which technologies will offer the best ROI and enhance the living experience for potential buyers. Consider consulting with a real estate professional who can provide insights into which features are most sought after in your specific market.

Understanding Parkland Dedication Fees in Ontario

Thu, 14 Mar 2024 19:26:07 GMT

In a recent development in the Town of Blue Mountains, Ontario, a couple seeking to sever their land faced an unexpected hurdle: a hefty park dedication fee of $50,000, equivalent to 5% of the land's value. This revelation came as a shock to the applicants, highlighting the significance of understanding all associated fees when dealing with land transactions.

Parkland Dedication, a customary condition for any consent severance in the Town of Blue Mountains, is a vital aspect of land development processes in Ontario. This requirement often entails either transferring land ownership to the municipality or compensating with a cash payment in lieu of land.

For prospective buyers eyeing large properties in Ontario with intentions of severing for future use, comprehensive due diligence is imperative. Understanding the full scope of factors influencing such decisions is essential for informed decision-making.

In the realm of real estate transactions, thorough due diligence involves delving into various aspects beyond mere property boundaries. Whether it's investigating building allowances, sewer systems, water sources, or necessary permits, meticulous examination is crucial.

The regulatory framework guiding such matters in Ontario is provided by The Planning Act, empowering municipalities to finance growth-related expenses for parks and recreational purposes. This ensures that burgeoning communities maintain adequate access to green spaces and recreational amenities.

The saga of the Blue Mountains couple underscores the importance of awareness regarding parkland provisions in Ontario municipalities. By being cognizant of such regulations, individuals involved in property transactions can navigate potential hurdles more effectively and make well-informed decisions.

As property transactions can be complex undertakings, seeking professional assistance and utilizing available resources for understanding local regulations is advisable. Ultimately, being proactive in assessing all pertinent factors ensures smoother transactions and mitigates unforeseen challenges.

To delve deeper into the intricacies of the Blue Mountains saga and gain insights into how Ontario municipalities implement parkland provisions, interested parties are encouraged to explore further through the links provided below. After all, staying informed about regulatory nuances can significantly impact one's property dealings in Ontario. Anyone considering severing their property should consult with their local planning department for precise guidance.

Police Public Meeting: Stolen Cars

Fri, 16 Feb 2024 15:56:39 GMT

Stolen vehicles are so much more than a missing car, truck or motorcycle. They facilitate all types of crimes such as the transport and smuggling of drugs, migrants, international criminals, weapons, cash and even bombs. The money generated from their resale revenue is used for international organized crime groups. Canada’s position in the global black market has prompted Interpol to name us as a “main source country” for stolen vehicles.

I attended a public meeting held at the Thorncrest Village Community Clubhouse on January 30, 2024 to learn more about police efforts targeted at the safety of our neighbourhoods in relation to auto theft which, according to police data, is currently the most prevalent criminal activity in the Princess-Rosethorn, Edenbridge-Humber Valley and Kingsway areas. There was a good turnout and attendees learned a great deal from the 5 officer panel and key note speakers from Police Divisions 22 and 23.

The key “take-away” points were:

Don’t try to be a hero - you could get hurt! Generally, thieves don’t want a confrontation.
Do what you can to make your vehicle difficult to steal (add cameras to you home, add 3M film to your windows, add 1” safety deadbolts to exterior doors, install dash cams both in the front and back of your car(s), install IGLA smart anti-theft immobilizer, install 2 Apple air tags (1 up front and the other hidden in the back), cover the VIN in the windshield.
Talk about safety scenarios with your family and have a designated “safe” room and cell phones with you at night.
If someone does break into your home yell, “Fobs are on the table at the door. I’m calling the police. Leave now!”
Back into your driveway when parking, so you can see if any hooded individuals are approaching.
If you experience a carjacking, hold your hands up and say, “Let me give you the fob and (if children are with you) let me get the kids out of the car.”

Law enforcement specialists acknowledge that lax border security combined with a booming overseas demand for used cars and lucrative market are key factors driving auto theft.

On February 8, 2024, the Government of Canada held the “National Summit of Combating Auto Theft” in Ottawa, convening provincial, territorial and municipal government officials, industry leaders and law enforcement representatives to discuss solutions to the growing challenge of auto theft in our country. As a result, 28 million dollars in new funding has been earmarked to help the Canada Border Service Agency (CBSA) detect and search shipping containers, increase inspections and enforcement, identify cargo handling vulnerabilities, enhance intelligence sharing and detection technology to stop cars before they arrive at the ports, such as Montreal, where cars are loaded into containers bound for Africa and the Middle East.

In addition, the Department of Justice will examine potential amendments to the Criminal Code to strengthen the framework related to auto theft. Currently, our justice system treats auto theft as a minor property crime and imposes light sentences. The officers at the community meeting emphasized the “low risk high reward” factor and they are frustrated. However, it is important to note that since the inception of the Provincial Carjacking Joint Task Force (PCITF) the recovery rate of stolen vehicles has been 33%, with 1,100 of 3,000 vehicles recovered in the past year.

How our community members can help…

Offer your driveway to allow unmarked police cars to park.
Engage with and get local politicians involved at all levels - especially at the federal level to reform bail conditions.
Report any suspicious activity and/or provide video to the police when possible.

In any real estate transaction, trust is a fundamental aspect of the relationship between the parties involved. Trust is built on transparency, honesty and effective communication. Buyers and sellers need to have confidence in the real estate professionals guiding them through the process. This trust is essential for a successful and smooth transaction.

The Real Estate Council of Ontario (RECO) has developed a revised “Working with a Real Estate Agent” information guide book that we, as agents, are required to walk through, those who are considering our services or assistance, before providing any services or assistance.

Self-Representation in Real Estate:

This is not a new concept. Some individuals choose to represent themselves in real estate transactions which does require knowledge and expertise to navigate any transactions. While this is a valid choice for some, there are significant risks involved which may involve:

Limited Market Access: Real estate agents have access to extensive data bases and networks, enabling us to reach a broader audience for both buyers and sellers.

Property Information: As a benefit to clients, prudent real estate agents often research zoning, permitted property use, parking availability, building permits etc.

Determining Property Value: Real estate agents have an in-depth knowledge of the market, helping buyers and sellers make informed decisions about pricing, property value and market trends.

Negotiating Offers: Real estate agents are trained in negotiating and can assist in getting the best terms for their clients and help navigate competing offer situations.

Preparing Documents: Real estate transactions require a significant amount of paperwork and legal intricacies which real estate agents prepare and help buyers and sellers decide which terms to include to represent their best interests in an offer or agreement of purchase and sale.

The complexities involved make working with a qualified real estate agent a prudent choice for many as a reliable agent can offer expertise and peace of mind throughout the process.
